Peter Hungerford is an American real estate investor, entrepreneur, and business executive based in New York.[1] He is the founder of PH Realty Capital LLC and serves as the company's managing principal. Hungerford is also a member of the board of directors of ShowX.[2]
At PH Realty Capital, Hungerford invests in underperforming properties and executes turnarounds that add significant long-term value. He is experienced in working with private equity funds, family offices, hedge funds, and other debt and equity sources to create the right capital structure for each deal.[3]
In 2005, Hungerford received a Bachelor of Science in Accounting and Economics from Syracuse University. He later obtained a Master of Arts in Mathematics of Finance and a Master of Science in Operations Research from Columbia University in 2011.
Hungerford began his career in real estate by co-founding an investment advisory and brokerage firm in 2004. He managed the firm for nearly five years, brokered over 1,000 leases, and sold over $100 million in multi-family residential properties. He later moved to Rochester, New York, and began assembling a portfolio that would grow to include more than 1,000 units. He focused on distressed properties, from single-family homes to entire apartment complexes.[4]
In 2011, Hungerford founded PH Realty Capital LLC, a company specializing in acquiring, rehabilitating, and selling value-add commercial and multi-family properties. Under his leadership, the company now manages more than 2,000 units. Via PH Realty Capital, Hungerford has acquired, renovated, repositioned, and sold a total of more than 3,500 units and 1 million square feet of commercial space across New York City, the tri-state area, and the eastern U.S. Notable acquisitions include 617-629 West 170th Street and 525 West 125th Street in Manhattan; Mountain Lane in Penfield, New York; and The Reserve at Millcreek in Erie, Pennsylvania. Hungerford's cumulative transaction volume is more than $5 billion.[5]
Hungerford and his team handle all bookkeeping and accounting tasks and manage construction in-house. The company is also involved in a ground-up development project. PH Realty Capital has offices in New York City and Rochester and is projected to double its portfolio of units by 2025.
In addition to his expertise in real estate finance, Hungerford is also experienced in leasing, marketing, maintenance, and regulatory compliance. He is also an investor, board member, and advisor to several start-ups, including ShowX, a digital ticketing platform for musicians.
